Real Estate Leads - what are they worth?

I’ve developed a real estate website for a client in Las Vegas but it appears as if he’s bailed on the project.

I am looking to work with a broker in the area but I’m having a little bit of trouble determining the initial worth of different types of leads.

1. Telephone lead
2. Email lead
3. New user / website registration lead (containing properties browsed, avg price range, locations, etc)

I’m not interested in working for a % with the brokerage, I just want to find out if there are any formulas to determine the cost of these leads and get the appropriate flat rate for every lead sent.

It looks like Homegain has a solution called AIMS that is similar to what I’m talking about. But no pricing info :(
