Q. What does MLS stand for?
The Multiple Listing Service is a central database which has information about
almost all residential properties that are on the market. All brokers subscribe
to the MLS, so all real estate agents have access to look up any property for
sale in the Las Vegas area. Since the MLS is continually updated, it is best to
check it frequently for new listings. The free Las Vegas Real Estate search on
this site gives you the advantage of searching the same information that a licensed
Las Vegas Real Estate agent would use.
Q. I'm already working with a Las Vegas Realtor; can I still use your
Free Las Vegas MLS Property Search?
A. Absolutely. This complimentary search is available to you at any time. We don't
believe that Real Estate agents should be the only ones who have access to this
information, and we want to empower you, the buyer, to do your own MLS searches.
This will allow you to conduct an MLS search anytime, at your own convenience,
so that you don't have to wait for your agent to do it for you. This also ensures
that you are able to review ALL the possible properties that might suit your needs.
Some buyers have found it easier to search the MLS first and then select an agent,
once they have an idea of what is available and what the market conditions look
like.
Q. Where does the Real Estate Agent's commission come from?
A. Real estate agents are paid by the seller. When the seller hires a real estate
agent, the seller agrees to pay a commission, which is a percentage of the final
sale price. If the buyer is represented by another agent, both agents will split
that commission. If there is no buyer's agent, the listing or seller's agent can
keep the whole commission. Either way, the buyer's agent services are free to
the buyer, and the seller is the one who pays the agents.
Q. If I sell my home myself, without using a listing agent, can a buyer's
agent still help me?
A. Yes! We can show your property to prospective buyers if you agree to pay a
commission if one of our buyers purchases your home. Being the advocate of the
buyer, we will of course only show your home if it meets the needs of our client,
and we will also work to get the best possible price and terms for the buyer.
Q. What does it mean when newspapers list real estate as "exclusive"?
Are these properties listed in the MLS?
A. Usually it means that the listing agent is representing the seller of the property,
and is marketing it for them, by placing ads that say the property is exclusively
listed with a certain agent. However, these properties are almost always also
listed in the MLS, and you should be able to find them when you use our free search.
Q. Are you licensed Las Vegas Realtors?
A. Yes. We are licensed by the state of Nevada, and we represent buyers exclusively.
Q. Is there any reason to try buying a home without going through a buyer's
agent?
A. Honestly, we can't think of any!
